McCormack delivered four premium speculative suites for Mirvac across Levels 10, 18, 22 & 23 at 600 Bourke Street. Bourke Place is located on a prominent corner of Bourke Street, with the precinct and office tower offering extensive tenant amenities and views across Melbourne and Port Phillip Bay.
Working alongside Studio 103 and client side project manager Turner & Townsend, the team created distinct workplaces designed to showcase and strengthen the building’s leasing appeal. Each suite has its own identity, from walnut timber and tactile finishes on Level 10 to terracotta and quartz stone on Level 18. Clay, sage and linen define Level 22, while oak, silver and eucalyptus bring a lighter palette to Level 23.
McCormack’s design and construct approach aligned design, cost and programme under a single point of accountability. Close collaboration with Studio 103 helped resolve material selections, construction details and sequencing, maintaining design intent while supporting efficient delivery.
The completed suites give prospective occupiers a clear view of each workplace’s quality and functionality. For Mirvac, they strengthen the leasing offer; for tenants, they reduce the time and upfront investment required to establish a new office.
