The Brief

Space & Co provide flexible coworking office spaces in some of Australia’s most iconic office towers as part of the GPT Group. With increasing demand for flexible workspaces from start-ups, freelance professionals and small businesses, McCormark were briefed to complete two refurbishment jobs, in Collins Street, Melbourne, as one combined project.  One project involved the Space & Co fitout and café fitout, and the other focused on the refurbishment of the lobby and amenities areas. The fitout also required design and construct due to the tight timeframe and limited documentation available.  Following completion of the Stage 1 refurbishment, Stage 2 of the works involved refurbishing and fitting out the second section of the floor.

Our Solution

The Space & Co venue delivered by McCormack is the perfect coworking space, offering a variety of workspaces including workstations, team rooms, and collaborative group areas and meeting rooms. Functional boardrooms and meeting rooms, along with open plan desks are enhanced by the professional yet creative, inspirational design. The purpose-built cafe becomes the perfect place to hold an impromptu meeting allowing clients to focus on their business without leaving the building.  Showers, lockers and bike storage facilities were also incorporated into the plans. For Stage 2, McCormack had eight weeks to complete the fitout and the development of the right programme was essential in order to meet the deadline.  Coordination of trades to work back to back and, at times, at the same time was managed and achieved with flawless success by the experts at McCormack.

press release in the Financial Review (GPT’s second co-working office in Melbourne takes bigger teams) under Commercial Real Estate featured this project & talked about the current trend in the market where Corporate landlords are offering their existing tenants flexible spaces. While the concept of space sharing is nothing new, this fitout is different from its counter parts as the Café is located on the same floor as the work areas. This creates a central hang out point & meeting spot.
