The Brief

In order to accommodate their growing team, property funds manager Charter Hall, an existing client, came to McCormack with a brief to design and build a spec suite with an adjacent management office. Charter Hall outlined the need for warm, welcoming and user-friendly temporary workspace that could house their staff for up to 18 months. As the Charter Hall team works in a predominantly agile way, enclosed offices were not necessary, but the design did need to include a multi-purpose kitchen and breakout space to add extra functionality to the area.

Our Solution

Through clever segmenting and zoning and use of contemporary finishes and fittings, the overall Charter Hall suite delivers a range of work points, meeting spaces and seamless front and back of house features. The overall warm, plush, contemporary feel originates from the exposed polished concrete flooring and walnut timber tones of the joinery and furniture. Accents of pink, green and feature lighting create zones filled with pops of colour and light. Formal meeting spaces have been connected by an operable wall to enable the boardroom and larger rooms to be adjusted to cater for larger groups or town hall meetings. The addition of luxurious drapes in the boardroom ensure privacy where necessary, but also allow natural light to enter the room.

The innovative design of the work area incorporates quiet rooms, meeting spaces and a large library, offering staff a choice in where, and how, to work. The ample, airy kitchen is a buzzing hub during the day, as banquette, booths and loose seating are popular for informal meetings and breakout spaces. The addition of the client’s ping-pong table adds a leisurely option for staff who need to burn off energy. Back-of-house, lockers provide personal storage with a focus on minimal cupboard space to encourage Charter Hall’s paperless ways of working. Lush greenery is strategically positioned to break up the textures and add a tactile element to the streamlined design.

Overall, McCormack has delivered a comfortable, inviting, vibrant multi-functional workspace that the Charter Hall team has transitioned into with ease and satisfaction.
